How to Buy a Villa
With our assistance, it's easier than it may seem
Reservation
At this point, to secure the villa and initiate the sales process, we kindly request a reservation payment along with the signing of a reservation agreement. This agreement will outline key details such as the seller and buyer information, villa price, and main conditions.

To proceed with the reservation agreement, we'll need the following documents and information from you: Passport (photo or scan of the first page), Residential address including zip code, Email address, Phone number with country code.


Sales and Purchase Agreement (SPA)
After receiving the deposit, the developer will promptly begin preparing the purchase agreement and invoice for the initial or full contract payment. The contract preparation typically takes between 3 days to two weeks to ensure accuracy and thoroughness.

If you're in Phuket, the contract signing takes place in person. However, if you're unable to be present, the contract is initially sent via email for review and verification. Subsequently, the original contract is dispatched via DHL delivery service to ensure secure and efficient handling.
 Payment schedule
After signing the contract, payment is made according to the payment schedule. The developer issues an invoice for each payment.

If full payment has been made, there is no action until the villa is completed.
Acceptance of the villa
Once the construction of the villa is finalized, it undergoes an acceptance process. This involves either you personally inspecting the villa or doing so with our assistance. Acceptance entails a thorough inspection of the villa to identify any defects or inconsistencies. Upon completion of the inspection, both parties sign an acceptance certificate.

Should any defects be found during the inspection, it is the developer's responsibility to rectify them promptly.

Registration of ownership in the Land Department
After the acceptance and full payment of the villa, the ownership registration process with the Land Department commences. Simultaneously, any additional payments required are settled.
