Common area fee (CAM fees) is the maintenance of common areas such as the swimming pool, gym, recreation areas, gardens, and elevator. In addition, this includes cleaning general areas, garbage removal, general electricity, and general staff services (security and legal office).
Common area fee - It is calculated for the area owned by the owner monthly and in most cases must be paid for the year in advance in a single or double payment. CAM fees range from 40 to 180 baht per sq.m. monthly—annual payment.
Sinking fund, in other words, the capital repair fund is a one-time payment paid by owners ONLY for new real estate.
This fund is set up to cover unexpected expenses and is a reserve fund managed by the condominium for major structural work such as roofing, roads, or elevators. This fund is different from CAM, which is used for the day-to-day operation of the complex.
The sinking fund can range from 500 to 1500 baht per sq.m.
Electricity and water installation fees
This is the installation and registration of meters in your name. A one-time payment usually ranges from 5,000 to 40,000 Baht.
